What
is the process of acquiring a property in Bulgaria? In
general, the process of acquiring a property in Bulgaria is the following:
- First of all, you need to find the property
- Then, you can reserve it to take it off the market (optional&recommended)
- After initial checks of title deeds, debts on title, etc., a preliminary contract is signed. At signing the preliminary contract you pay a deposit, which may vary but is usually 10% of the purchase price (optional&recommended)
- Usually one month
after the signing of the preliminary contract, is the finalizing of
the deal at the notary's office - signing the Notary Act (Contract
of Purchase). Then you pay the rest (usually 90%) of the purchase
price and receive the title deeds and you become Owner

Are
foreign citizens allowed to own properties in Bulgaria?
According to the present Bulgarian legislation, foreign citizens are
allowed to own buildings and are not allowed to own land in Bulgaria.
Foreigners who shich to acquire land (for example the adjoining land
of the apartment/house they wish to buy) do so by establishing a Bulgarian
company. It is a fast, routine, legal and non-expensive procedure. By
doing so they can acquire land in Bulgaria. Bulgaria is in the course
of harmonising these laws with the EU legislation.
